Per the owner:
The point membership allows traveling to this award-winning Royal Resort
and visit the charming city, Playa del Carmen at any time of the year.
Actuality, there is a pedestrian and bike path that goes directly from
the Haciendas to Playa del Carmen. The Haciendas provides free bikes. If
there are years that you do not want or cannot go to the Haciendas, you
can accumulate the points and go to the resort for more days later or you
can opt to book your stay at the Haciendas and then rent it through
RedWeek. With the proceedings of renting, you can pay the maintenance fee
and earn extra money.
To evaluate the value of the point system, we suggest you check the
Haciendas website or any other travel website( e.g., Travelocity) and
check the cost of each night at the Haciendas. You will be able to see
that the value of the maintenance of the point membership is much cheaper
than if you decide to stay at the Haciendas by your own.
Finally, for family reasons we are selling the point membership at a
bargain price. Currently buying a 3800-points membership directly from
the Haciendas cost about US$12,000 plus the initial contract fees and we
are selling it for $5,000.

More information on our formula...
Hotels usually sleep 2 adults per room, whereas the average timeshare units offer multiple private bedrooms, sleeper sofas and sometimes even bunk beds - adding value not calculated here. Timeshare properties are condo style units that contain all of the comforts of home... and then some!
Hotel total cost includes a 10% hotel tax whereas the average U.S. hotel tax is currently around 13.4%.
Timeshare total cost includes an increase in maintenance dues each year of 3%, as well as an estimated $1,000 in closing and transfer costs. These are estimated and will vary by state, county and resort.
Total savings does not take into consideration the added benefit of a timeshare unit having a spacious living room, washer and dryer, dining room and full kitchen, all of which add value and potential savings when you have the option to do your own laundry and enjoy a home cooked meal instead of dining out.
