The resort is well kept and in a prime location in South Beach.The contract can be used for either a week at the resort or you can opt for club points and stay at other resorts in the HGVC network. When I don't stay at the resort, I just rent out my week during Art Basel at the beginning of December for more than the cost of the yearly maintenance fees.The price is $1,000 for this contract. Buyer pays closing costs, club dues ($209), resort transfer fee, ($460), and club activation fee ($655).
